Austin, TX: backyard pod and shed permit line

Austin sets the line at 200 sq ft of floor area and 15 ft of height. The exemption fails if the building has plumbing, creates a dwelling, or sits in a flood hazard area. New circuits are not among the electrical items Austin lists as exempt.

“A one-story detached accessory structure that is no more than 200 square feet (18.58 m2 ) of floor area, no more than 15 feet (4,572 mm) in height, does not create a dwelling, contains no plumbing, and is not located within a flood hazard area.”

Pod sizes against this line

33 of 36 pod sizes are inside the 200 sq ft line by floor area. 3 are over.

3 of those ship pre-wired (Autonomous). The rule names power, so the wiring condition applies to them even though the size fits.

Second check

Matches the 200 sq ft model rule in IRC R105.2 item 1 as quoted by Federal Way, WA.

This page repeats the published rule and does the arithmetic on published sizes. Zoning, HOA rules and setbacks can still block a building the permit rule allows. Ask the office above before you order.
