What the size line does not settle
Only the 10 x 12 ft Kwik Room is at or under 120 sq ft, and it sits exactly on the line. Where the rule says “less than 120” (Oakland and the city of San Mateo) that size does not meet the wording. The three larger sizes are all under 200 sq ft.
