Phoenix, AZ: backyard pod and shed permit line

Phoenix uses the model code wording, 200 sq ft of aggregate floor area. The city's commentary under the rule is the useful part for a pod buyer: bringing utilities to an exempt shed needs its own permit.

“One-story detached accessory structures used as tool and storage sheds, playhouses and similar uses, provided the aggregate floor area does not exceed 200 square feet (18.58 square meters).”

From City of Phoenix Planning and Development (Phoenix Building Construction Code, Section 105.2), read Nov 5, 2026.

Pod sizes against this line

33 of 36 pod sizes are inside the 200 sq ft line by floor area. 3 are over.

3 of those ship pre-wired (Autonomous). The rule names power, so the wiring condition applies to them even though the size fits.

Second check

Same wording as IRC R105.2 item 1 (200 sq ft) quoted by Federal Way, WA.

This page repeats the published rule and does the arithmetic on published sizes. Zoning, HOA rules and setbacks can still block a building the permit rule allows. Ask the office above before you order.
